What We Offer 

 For investors who wish to take a passive investment approach to lending while securing favorable returns on their investments, HD First Capital collateralized debt investments are an excellent choice for any individual portfolio. 

Tax Credit Loans

HD First Capital specializes in financing tax credits created during a film production.  Tax credit loans are collateralized debt incentives that, once assigned to HD First Capital, are paid to the lender via a credit or rebate.

Minimum Guarantees

A Minimum Guarantee (“MG”) is a flat fee or an advance that a distributor (e.g., Netflix) agrees to pay the filmmaker for the right to distribute their completed film.  HD First Capital lends against the MG contract and holds the distributor’s guarantee until the debt is repaid.

Bridge Loans

HD First Capital provides bridge debt for various types of real estate projects.

Matt Hillerud

Partner

Matt has worked in commercial real estate for over 18 years. Matt's experience comes from starting as a property manager, earning his way to oversee a regional portfolio of mixed-use assets, and has grown to managing multi-million dollar development projects.  He has negotiated hundreds of leases and contracts and earned the CoStar Power Broker Award for Retail Leasing.

 

With HD First Capital, Matt is focused on sourcing, underwriting, and funding debt investments. 

 

Mr. Hillerud serves on the board for a local non-profit and is a volunteer for Sigma Phi Epsilon fraternity where he serves on their national real estate and lending advisory board as well as facilitates at leadership conferences across the nation.  He graduated Summa Cum Laude and earned degrees in Political Science and Communication from the University of North Dakota.

Doug Maynard

Partner, Investor Relations

After working as a litigation consultant for 28 years, Doug has worked on commercial real estate and debt investments for the past five years. At HD First Capital, Doug’s concentrated efforts are on investor relations, marketing, and researching investment opportunities. 

 

Doug attended an Executive Program at Harvard Business School and earned a Bachelor's Degree in Communication from the State University of New York at Buffalo.
